Este trabajo presenta el análisis de viabilidad en términos de sostenibilidad y costos de la
implementación de la certificación LEED a través de un caso de estudio en un edificio residencial
existente en la ciudad de Bogotá-Colombia. La metodología de tra-bajo se basa en los requisitos
dispuestos por LEED O+M Multifamily (v4); se desarrolla un diagnóstico inicial de las condiciones
actuales de edificio en términos de las categorías de la certificación, identificando los prerrequisitos
y créditos que cumple el edifi-cio sin realizar ninguna modificación, seguido por la realización de
escenarios financieros que muestren la viabilidad de la realiza-ción de modificaciones con el fin de
cumplir la totalidad de los prerrequisitos y la obtención de los 40 puntos mínimos para obte-ner la
certificación en el nivel Certified. Las conclusiones permiten identificar la vialidad en términos
técnicos y de costos de la obtención de la certificación.
Abstrait
This paper presents the feasibility analysis in terms of sustainability and costs of implementing LEED
certification through a case study in an residential existing building in the city of Bogotá-Colombia.
The methodology is based on the requirements established by LEED O + M Multifamily (v4); an initial
diagnosis of the current building conditions is developed in terms of the categories of the
certification, identifying the prerequisites and credits that the building meets without making any
changes, followed by the realization of financial scenarios that show the feasibility of carrying out
modifications in order to meet all the prerequisites and obtain the 40 minimum points to obtain
certification at the Certified level. The conclusions allow to identify the road in terms of costs of
obtaining the certification only by implementing public policies that serve as amortization of costs.
